Hidden Valley RV Park and Storage Facility

In the fall of 2022, I had the privilege of meeting the owner of the Hidden Valley RV Park and Storage Facility. After being introduced, I quickly scheduled a visit to meet him in person and tour his property. During the visit, the owner told me that he had previously listed the property with a broker for $1,500,000, but the park didn’t sell. Hidden Valley had a fair amount of complexity, with storage units, RV storage, mobile home lots, and an RV Park. That didn’t slow us down. Within a week of touring the property, we were able to extend an offer for the seller’s full asking price, and with no broker fees or commissions! We closed on the property within 60 days and have loved operating Hidden Valley ever since. The seller was thrilled with the deal and was able to move back to Florida to retire.

Lazy R Campground

In the summer of 2023, I learned that the owner of the Lazy R Campground was ready to sell. The property tour was great and I could tell that the owner really cared about the community that he had built at the campground. The seller used a pencil and paper type of organization system, so we helped him to compile basic profit and loss estimates that we could use to evaluate the property. We were able to structure a seller financing deal that gave the seller a good chunk of cash up front and enabled him to continue earning a steady monthly income off of the seller financing loan. The deal worked out well for everyone and we have maintained the campground’s happy customer base.
