Lazy R Campground
In the summer of 2023, I learned that the owner of the Lazy R Campground was ready to sell. The property tour was great and I could tell that the owner really cared about the community that he had built at the campground. The seller used a pencil and paper type of organization system, so we helped him to compile basic profit and loss estimates that we could use to evaluate the property. We were able to structure a seller financing deal that gave the seller a good chunk of cash up front and enabled him to continue earning a steady monthly income off of the seller financing loan. The deal worked out well for everyone and we have maintained the campground’s happy customer base.
White's Haven Campground
When White’s Haven Campground came to market in the fall of 2024, I reached out to the owner the very next day. Rather than going through a long broker-led process, we had a direct, honest conversation about goals, timing, and what mattered most to them. We agreed on the full asking price of $2,400,000, structured a five-year seller-financed note, and moved forward without unnecessary delays or retrading. Since the acquisition, we’ve made thoughtful organizational improvements to strengthen operations while preserving the community, culture, and soul that made White’s Haven special in the first place. The seller and I continue to have a great relationship, and the transition was smooth, respectful, and exactly the kind of outcome I aim for with every owner I work with.
